Rent to Own

What all do you pay with rent to own? With rent to own houses/trailers/apartments i know you pay the rent obviously, but what else do you pay? like rent, lot fees what?

How can you evict someone with a rent to own contract? A friend of mine owns a trailer, and another friend of hers is renting to own this trailer. She has signed a contract, but the contract has not been notarized. The two of them had a huge falling out and conflict as to where it could get violent. How would she go about evicting this tenant?

rent to own better with company or private with bad credit? I dont have many years with credit, about 3. Because of somethings that were out of my control and me choosing to pay rent and not credit cards and such has brought my credit down. we are thinking of buying a 1998 trailer for rent to own in one year they said our credit will be good enough? to buy our trailer for45000 dollars does any one know of any drawbacks to doing this or can some one give advise on what we might be able to ask for like a lower price and how we can make this a good investment for ourselves and our 3 grandchildren were raising. we rent the lot for 350.00 a month and the rent is 1000.00 for the first year then it goes down to 800.00 but that would mean it wil take awhile to pay off i guess that dont matter when we have a 5,6,7 year old,two with adhd and all with emotional problems, and our own 14 year old we just want stablility for them we want them to know they will always have a home.

Ihave a verbal rent to own with friends what the best way to get out of it? We are in a verbal agreement to buy a trailer from friends who wanted someone to take over payments on their home. we have been paying for 4 years now balance is not going down payment has been up and down since we took over,neighborhood has changed and we need to get our young daughters out of it and have found a house in a nice area but are worried about upsetting the friends need advice on how to get out of it and still have a friend.

rent to own laws in louisiana? a few months ago i started buying a trailer from an individual here in louisiana and we have a hand written contract,, its a very casual contract all it says is how much a month i have to pay. it says nothing about late payments. i have recently fallen behind by one month and the sheriffs dept. served me yesterday with a 5 day eviction notice. is that legal?
